What a pre-approval is, and what it isn't
A pre-approval is a lender's conditional assessment of your file. Your income, debts, credit history and down payment are weighed against that lender's rules, and the result is a maximum mortgage amount plus, with many lenders, a rate held for a set number of days while you look for a home.
It is not a final approval. Before any mortgage funds, the lender still needs to accept the particular property you choose, which can mean an appraisal or, for a condo, a read of the bylaws and reserve fund. It will also verify that your documents are current and that nothing important has shifted since you applied, such as a new vehicle loan or a change of employer. Treat a pre-approval as a well-checked starting point, not a commitment to lend.
- It is a realistic price range built on numbers someone has actually reviewed.
- It isn't a promise of a mortgage, a particular rate or a closing date. Lender, property and verification conditions all still apply.
Pre-qualification, pre-approval and final approval compared
| Stage | Based on | Rate hold | Commits the lender? | Useful for |
|---|---|---|---|---|
| Pre-qualification | What you tell the lender | No | No | Early budgeting |
| Pre-approval | Reviewed documents plus a credit check | Often 60 to 130 days, depending on the lender (FCAC) | No | House hunting and making offers |
| Final (commitment) approval | Your file plus the specific property | Rate set for the purchase | Yes, subject to the lender's conditions | Removing your financing condition |
Why sort it out before you start viewing homes
Plenty of Central Alberta buyers look in more than one place at once: a detached house in Red Deer, a newer build in Blackfalds or Penhold, a place near the water in Sylvan Lake, or a quieter street in Lacombe or Innisfail. Each comes with different prices, taxes and sometimes condo fees, so knowing your range first keeps the search grounded.
- You know your number. You see roughly what a lender may lend and, just as important, the monthly payment that fits your own budget, before you get attached to a listing.
- Your offer carries more weight. Sellers and their agents tend to take an offer more seriously when the buyer's finances have already been looked at, and your financing condition can focus on the home itself.
- A rate hold, where the lender offers one. Many lenders will hold a rate for a period while you shop. If rates move up during that window, the held rate may still be available to you; if they drop, we check whether the lower one can apply instead.
- Surprises surface early. A credit report mistake, an old collection account or a missing tax slip is much easier to deal with weeks before an offer deadline than the night before one.
The local market gives you some room to plan. In September 2026, Red Deer homes took an average of 39 days to sell, compared with 33 days a year earlier, according to Central Alberta REALTORS® figures reported by rdnewsnow. The fall 2026 Red Deer market update has the full numbers.
How it works, in three steps
- Apply online. Fill in the secure application. It asks about your work and income, what you own and owe, your down payment and the kind of home you have in mind.
- I review it and may ask for documents. I read the application myself, check credit only with your consent, and send a list of the paperwork that fits your situation. A salaried buyer may need only a few items; self-employed or mixed income usually takes more.
- We talk through the results and next steps. I explain what a lender may approve, the payment that goes with it, any conditions attached and how long a rate hold lasts if there is one. Then we decide what's next, whether that's booking showings or taking a few months to get ready.
Document checklist
You don't need everything on day one, but having these on hand keeps the review moving.
- Identification: current government photo ID, such as a driver's licence or passport, for each person applying.
- Employment income: your two most recent pay stubs, a letter from your employer showing your position, start date and pay, and T4 slips for the past two years.
- Self-employed income: T1 General returns and Notices of Assessment for the last two years, plus financial statements if your business is incorporated.
- Down payment: statements covering the last 90 days for the accounts holding your down payment and closing money. A gift from family needs a signed gift letter.
- Current debts: recent statements for car loans, lines of credit, credit cards, student loans and any support you pay.
- Separation or divorce: the signed separation agreement or court order, if one applies to you.
- Already a homeowner: your latest mortgage statement and property tax notice.
Please keep your SIN and full account numbers out of email and text. Once your application is in, I'll send you a secure way to upload documents.
How a lender works out how much you qualify for
Lenders compare your housing costs and your other debts with your gross income. For insured mortgages, CMHC's maximum ratios are 39% for gross debt service (GDS: mortgage payment, property tax, heating and half of any condo fees) and 44% for total debt service (TDS: GDS plus your other debt payments) (CMHC).
Those ratios are calculated at a qualifying rate, not your contract rate: the higher of your contract rate plus two percentage points or the federal minimum qualifying rate. OSFI applies the same test to uninsured mortgages at federally regulated lenders (OSFI). That is why the amount you qualify for can be lower than the payment you feel you could manage. The payment calculator gives you a rough monthly figure, and I can run the qualifying numbers for your situation.
Timeline from application to keys
- Apply: complete the secure application and send the documents I ask for.
- Review: with documents ready, a lender review often takes a few business days, though timing varies by lender. The result is a pre-approval, often with a rate hold.
- While you shop: keep your job and credit steady, and avoid new loans or large purchases on credit.
- Accepted offer: your financing condition starts. The lender reviews the property, often with an appraisal, and your final documents.
- Commitment: you satisfy the lender's conditions, then remove your financing condition.
- Closing: your lawyer registers the mortgage and the funds are advanced.

General information only, not financial, legal or tax advice. A pre-approval is conditional: every mortgage remains subject to lender approval, a property the lender accepts and verification of your information. Rate holds, terms and document requirements differ between lenders and can change.
Questions people ask
Does applying for a pre-approval affect my credit?
A full pre-approval normally includes a credit check, which shows on your report as a hard inquiry and may lower your score slightly for a short time. I only check your credit with your permission, and one application through the brokerage can be considered by several lenders, so you avoid a separate inquiry at each bank.
How long does a pre-approval last?
That depends on the lender. The Financial Consumer Agency of Canada says lenders may hold a rate for 60 to 130 days (FCAC), and not every pre-approval includes a rate hold. If yours runs out before you find the right home, we update your documents and ask for a fresh one.
Does a pre-approval guarantee I'll get the mortgage?
No. It's conditional. The lender still has to approve the home you pick and confirm your income, down payment and debts are as described. If anything changes after you're pre-approved, such as a new loan, a job change or a large purchase on credit, let me know right away so we can check the impact.
What if rates drop during my rate hold?
Many lenders will let you have the lower rate if rates fall before you close, but policies differ. The FCAC suggests asking whether you'll automatically get a lower rate if rates go down while you're pre-approved, and whether the pre-approval can be extended. I confirm both with the lender before you rely on the hold.
Can I get pre-approved if I'm self-employed?
Yes, and plenty of business owners, contractors and farm families around Central Alberta do. Lenders usually start with two years of T1 Generals and Notices of Assessment, so having those ready, with any balance owing to CRA paid, makes the review smoother. More on that on the self-employed mortgages page.
Do I need a pre-approval before making an offer?
It isn't required, but most Alberta purchase contracts include a financing condition with a deadline. Going in with your numbers already reviewed helps you settle on a realistic price and a sensible condition date with your realtor.
