If you've been watching Red Deer listings this fall, you've probably noticed two things at once: prices keep inching up, while homes take a little longer to sell than they did a year ago. The September 2026 numbers from the Central Alberta REALTORS® Association (CARA), reported by rdnewsnow on October 21, 2026, put figures on that feeling.
September 2026 at a glance
| Measure | Sept 2026 | Aug 2026 | Sept 2025 |
|---|---|---|---|
| Homes sold | 137 | 154 | 144 |
| Average sale price | $435,425 | $431,692 | $399,251 |
| Average days on market | 39 | 40 | 33 |
Year to date, 1,338 Red Deer homes had sold by the end of September, compared with 1,434 at the same point in 2025. Across the whole Central Alberta region, 434 homes sold in September at an average of $460,501, with an average of 56 days on market (rdnewsnow).
How I read it
An average price about 9% higher than September 2025, on slightly fewer sales, says buyers are still paying more for what does sell. The extra week on market says they're taking their time. For you, that combination usually means:
- Room for conditions. A slower pace makes it more realistic to write offers with financing and inspection conditions, instead of feeling pushed to waive them.
- Budgets need refreshing. If you were pre-approved last year with a 2025 price in mind, the same type of home may now cost more. Update your approval before you shop.
- Averages hide the mix. An average moves when more large homes or fewer condos sell. CARA's July 2026 figures, reported by the Red Deer Advocate, broke it down by type: detached homes averaged $506,147, semi-detached $339,356, row houses $290,687 and apartments $201,144. Your budget depends on which of those you're shopping for.
Beyond city limits
Several nearby towns posted September averages close to Red Deer's: Blackfalds at $440,932 and Innisfail at $426,445, with Sylvan Lake higher at $504,188 and Lacombe lower at $392,306. Small towns have small sample sizes, so a single sale can move the average. There's a full table on the Central Alberta towns page.
What it means for your mortgage
Price is only half the payment. The other half is your rate and how you qualify. Federally regulated lenders still test you at the higher of your rate plus 2% or 5.25% (OSFI), so a few thousand dollars on the price changes your qualifying room less than a change in rate or debts does. Before you write an offer this fall:
- Get a pre-approval based on today's prices and your current income and debts.
- Run your target price through the payment calculator, using a rate you've been quoted.
- Ask your realtor for recent sales of homes like the one you want, in the neighbourhood you want. That's more useful than any city-wide average.
Market figures belong to CARA and are reported as published; they aren't appraisals. Monthly data is volatile, and next month's report may tell a different story.
