Plenty of people who work in Red Deer choose to live just outside it, and plenty of people moving from Calgary or Edmonton consider the towns along Highway 2 and Highway 11. The mortgage process is the same in each, but property types, prices and timelines differ. The September 2026 figures below come from the Central Alberta REALTORS® Association, as reported on October 21, 2026 (rdnewsnow.com).
| Community | Units sold | Average sale price | Average days on market |
|---|---|---|---|
| Red Deer | 137 | $435,425 | 39 |
| Sylvan Lake | 37 | $504,188 | 66 |
| Blackfalds | 22 | $440,932 | 38 |

One month of sales in a small town can swing widely with just a few listings, so treat these as a snapshot, not a trend.
Sylvan Lake
A lake town west of Red Deer with the highest average price in the table above. Expect a mix of year-round family homes and properties bought as part-time or recreational residences. Lenders treat a second home differently from a primary residence, and a cabin-style property may need a larger down payment, so tell me early how you plan to use it.
Blackfalds
Between Red Deer and Lacombe, Blackfalds has grown fast and has a lot of newer construction. That makes it a common choice for first-time buyers using a 30-year insured amortization on a new home. If you're buying from a builder, line up your approval before you pay deposits.
Penhold
Just south of Red Deer near the airport and Highway 2, Penhold had only six sales in September 2026, which shows how thin small-town data can be. Smaller markets can mean longer appraisals, so give yourself room in the financing condition.
Lacombe
A city of its own north of Blackfalds, with a historic main street and the lowest average in the September table. Older character homes are common, which can bring questions about wiring, foundations and insurance that need to be sorted out before your condition deadline.
Innisfail
South along Highway 2, roughly halfway between Red Deer and Olds. Commuters and acreage seekers both look here. Rural properties around Innisfail follow the same lender rules covered on the acreage page.
Red Deer County
Hamlets like Springbrook and Benalto, plus country residential subdivisions throughout the county, bring well, septic and land-size questions into play. Have the water tested, get a septic inspection and confirm road access before your financing condition expires.
Questions people ask
Do you work with buyers outside Red Deer city limits?
Yes. I help people across Central Alberta, including Sylvan Lake, Blackfalds, Penhold, Lacombe, Innisfail and Red Deer County acreages.
Is a Sylvan Lake cottage financed like a regular home?
If it's your year-round home, generally yes. A seasonal or secondary property follows second-home rules, which can mean a bigger down payment and fewer lender choices.
