Start with a pre-approval that means something
A pre-approval tells you roughly how much a lender would lend and, in many cases, holds a rate for a set period while you shop. It is only as solid as the information behind it, so I review your pay stubs, job letter, down payment history and credit before we rely on the number. That way the Red Deer listing you fall for on a Saturday doesn't turn into a financing scramble on Monday.
In Alberta, purchase contracts commonly include a financing condition with a deadline. The lender still has to approve the specific property, which can involve an appraisal, a condo document review or a look at a well and septic report. Build enough days into that condition for those steps.
How lenders size your mortgage
Lenders compare your housing costs (payment, property tax, heat and half of any condo fee) and your total debts with your gross income. Federally regulated lenders also test your payment at 5.25% or your rate plus two points, whichever is higher, under OSFI's minimum qualifying rate. Some credit unions follow their own policies, which is one reason comparing lenders matters.
Down payment basics
The federal floor works in tiers: five percent on the price up to $500,000, then ten percent on the slice between $500,000 and $1.5 million; at or above $1.5 million, 20% down applies (FCAC, Finance Canada, Dec 15, 2024 changes). With less than 20% down you'll pay a mortgage default insurance premium, usually added to the loan. At Red Deer's September 2026 average price of $435,425, the 5% minimum works out to about $21,770 before closing costs.
Selling one home and buying another
If you already own in Red Deer and you're moving across town or out to Blackfalds, we look at three things together: whether your current mortgage can be ported, what the penalty would be to break it, and whether a short bridge loan is needed if the new home closes before the old one. Getting those dates lined up before you sign either contract saves a lot of stress.
Closing costs in Alberta
Alberta has no land transfer tax. Land Titles instead bills a $50 base plus $5 per $5,000 (or part) of the price to register your title, and applies that calculation again to the mortgage amount, under the Land Titles fee schedule in force since Oct. 1, 2026. Add legal fees, a home inspection, title insurance if your lawyer recommends it, property tax adjustments and moving costs. Many lenders want to see roughly 1.5% of the price available for closing, on top of the down payment.
Questions people ask
How long does a pre-approval last?
Rate holds commonly run 90 to 120 days, depending on the lender. If yours expires before you buy, we refresh it with updated documents.
How long should my financing condition be?
Long enough for the lender to appraise and approve the property. For a standard Red Deer house, many buyers use about a week to ten business days; condos and acreages can need more. Your realtor and I can agree on timing before you write.
Is there a land transfer tax in Red Deer?
No. Instead, you pay Land Titles registration fees, based on the property value and the mortgage amount, which are far lower than land transfer taxes elsewhere.
