How much equity can you use?

A conventional refinance is capped at 80% of the home's appraised value, minus the mortgage you already owe (FCAC). On a Red Deer home appraised at $450,000 with $250,000 owing, the ceiling would be $360,000 in total borrowing, or about $110,000 of new money before costs, if your income supports it.

Common reasons people refinance here

  • Rolling truck loans, credit cards or a line of credit into one lower payment
  • Developing a basement or adding a legal suite (Red Deer requires permits; see the City's suite rules)
  • Helping an adult child with a down payment
  • Buying out a former spouse or partner after separation
  • Freeing up cash for a business or a rental property

Line of credit or new mortgage?

A home equity line of credit can't exceed 65% of the property value on its own, although it can sit beside an amortizing mortgage up to the 80% total. A line suits on-and-off needs like a staged renovation. A lump-sum mortgage suits debt payoff, because it forces the balance down every month.

Count the costs first

Breaking a mortgage mid-term usually triggers a penalty: three months' interest on many variable mortgages, or the larger of that and an interest rate differential on many fixed ones (FCAC). Add appraisal, legal and Land Titles registration fees. If the savings don't clearly outweigh the costs, waiting for your renewal date may be the smarter move, and I'll tell you that.

Questions people ask

Do I need an appraisal to refinance?

Almost always. The lender orders it to confirm the value used for the 80% limit.

Can I refinance with a bruised credit score?

It depends on why the score dropped and how much equity you have. Some lenders are more flexible than others, and alternative lenders may help short-term at a higher cost.

Is it better to refinance now or wait for renewal?

If the penalty is large, waiting often wins. We compare the total cost of both paths before deciding.
