Are you ready, or just close?

Being "ready" has less to do with a magic savings number and more to do with three things: steady income a lender can verify, a credit file without surprises, and a down payment you can document. If one of those is shaky, a few months of preparation can make a real difference, and I'm happy to map that out before you start viewing homes in Red Deer.

Thirty-year amortization: as of Dec. 15, 2024, an insured mortgage can stretch to 30 years if you're a first-time buyer or you're buying a brand-new home (Finance Canada). The lower payment helps cash flow, but the total interest bill grows, so we'll compare both versions.

Default insurance: under 20% down, the lender requires insurance from CMHC, Sagen or Canada Guaranty. CMHC's premium table runs from 2.80% of the loan at 15–19.99% down to 4.00% at 5–9.99% down, for a standard purchase.

Using registered accounts for the down payment

  • FHSA: up to $8,000 of contributions a year, to a $40,000 lifetime maximum. Contributions are deductible and a qualifying withdrawal for your first home isn't taxed (CRA).
  • Home Buyers' Plan: borrow up to $60,000 from your RRSP for a qualifying home, then repay it over as many as 15 years (CRA). It can be combined with an FHSA withdrawal.
  • Buying brand new? Eligible first-time buyers may get back the full GST on a new home valued up to $1 million, with a partial rebate up to $1.5 million (CRA). That can matter in Red Deer's newer communities.

Gifts from immediate family are widely accepted for the down payment once the giver signs a gift letter and the money shows up in your own account.

A first-home example in Red Deer

Say you're weighing a Red Deer townhouse or starter bungalow listed at $340,000. Five percent down is $17,000. Land Titles registration on the transfer ($390) and on a $323,000 mortgage ($375, before any insurance premium is added to the loan) comes to about $765 combined, using the Alberta formula above, with legal fees, inspection and adjustments on top. Plug your own numbers into the payment calculator; it adds the insurance premium for you.

Illustration only. Your actual costs depend on the property, the lender and your lawyer.

Questions people ask

Can I buy in Red Deer with 5% down?

Yes, on homes up to $500,000, provided you qualify and the property is eligible for default insurance. Above $500,000 the portion over that amount needs 10%.

Am I a first-time buyer under the 30-year rule?

For the 30-year insured amortization, generally someone who hasn't owned and lived in a home in the past four years, or who has recently experienced a marriage or common-law breakdown. Program definitions vary slightly, so we confirm yours.

Can my parents help with the down payment?

Usually yes. Most lenders accept money from close family, backed by a gift letter and a statement showing the deposit before closing.
