Numbers come from Pineapple's rates page (opens in a new tab), the brokerage I work through. Posted rates as of October 27, 2026.

These are our posted rates. Lenders occasionally run unposted rate sales that aren't advertised, so reach out for the most current rates.

Rates are subject to change without notice. Posted rates are for qualified borrowers, on approved credit (OAC), and are not a guarantee of approval or of any rate. Your rate depends on your situation, the property and the lender. Posted rates are not annual percentage rates (APRs); the APR may be higher if fees or other costs apply. Every mortgage is subject to lender approval.

Using a posted rate in Red Deer

A posted rate is a reference point, the number to hold a quote against. Three ways people in Red Deer and the surrounding towns put it to work:

  • Checking a renewal letter. If the offer from your current lender sits well above the posted figure for the same term, that gap is worth a phone call before you sign. My renewal page covers switching.
  • Sizing up a purchase. Drop the posted rate into the payment calculator with the price of the place you're eyeing. Red Deer homes averaged $435,425 in September 2026 (market update), so that's a reasonable first test.
  • Planning a refinance. Pulling equity out for a basement, a suite or debt consolidation resets your rate on the whole balance, so compare the blended cost and the penalty, not just the headline number. See refinancing.

The rate you qualify at is higher

Federally regulated lenders check that you could still handle the payment at a higher test rate: two points above your contract rate, with a floor of 5.25%. With a contract rate in the 4% range, you'd be qualified somewhere around 6%. That's why your approval amount can feel smaller than the payment you'd actually make. The calculator shows both payments side by side.

Two, three or five years?

Shorter terms suit people who expect a change soon: a move, a sale, or a big lump sum from a bonus or an inheritance. Five years is the common choice when you'd rather lock things in and not think about it. A variable rate follows the lender's prime rate, so the payment or the share going to principal can change during the term. Whichever you pick, read the prepayment penalty terms, because breaking a mortgage early is where costs tend to surprise people.

Questions people ask

How current are these numbers?

The date at the top is when these posted numbers were last confirmed against the source page, and it moves forward whenever they change. For a quote on your own file, call or book a time.

Will I get the posted rate?

Maybe, maybe not. What a lender offers depends on your down payment or equity, your credit and income, the property and the term you pick. Lenders sometimes run unposted rate sales too, so call or book a time and I'll check what's available for your file.

Do these rates apply to rentals or acreages?

They're for typical owner-occupied homes. Rental properties, larger rural parcels and some self-employed files are often priced differently, and I'll tell you up front how yours is likely to be treated.

Twenty minutes on the phone usually answers more than an evening of online calculators. There's no cost to talk and no obligation to proceed.
